When and how to use a digital model in a construction project?

A working group of Mediaconstruct as well as the team BIMetric are currently working on the use cases of BIM in a construction project, in this context a survey was launched in order to have the feedbacks of the professionals concerned, we invite you to participate for this occasion, it is a project of public interest, the benefits of which will inevitably be useful for the entire sector.

In order to give you an idea of ​​these use cases, we have produced an extract (for information only) from this survey, here are the 21 uses of the digital model during the life of a work, according to you there are more or less cases?


1. Programming

Process during which a construction program can be defined, analyzed, and used in connection with the digital model (s) to evaluate the performance of the current or completed project. (analysis of spatial requirements, control of the adequacy between the designed project and the program, etc.).

2. Management of spaces and their allocation

Process in which the digital model is used for the distribution, management and monitoring of spaces and their assignments.

3. Classification enforcement and control

Process in which the qualification of codes and nomenclatures is inserted and checked in the models in conjunction with the codes and nomenclatures defined for the project.

4. Modeling and analysis of the existing

Process concerning the acquisition and processing of data in the form of digital models describing the existing environment of a project (modeling of a topography, scanning and control of the construction of works on site ...).

5. Production of digital models

Development process of digital models containing information that can potentially be used throughout the life cycle of the structure. (production of digital architectural and structural models, by technical body ...).

6. Production of deliverables from digital models

Process in which the digital model is used to produce deliverables (plans, sections, elevations, 3D views, descriptions, quantities, nomenclatures, videos, files for the manufacture of models, etc.).

7. Quantitative from digital models

Process of extraction from digital models of a structured alphanumeric database allowing quantities to be grouped by type of work and significant values.

8. Control of compliance with requirements or constraints

Process in which the digital model is used to check whether it meets requirements (in particular those contained in the project owner's program) and / or regulatory constraints (town planning code, accessibility, fire safety, etc.).

9. Analysis of the actual performance of the structure

Process which compares the performance of a building in the operating phase with that which was specified in design (operation of the systems, energy consumption of the building, etc.) on the basis of a digital model.

10. Performance evaluations of the structure from digital models

Process concerning the use of data from digital model (s) as input for carrying out simulations and analyzes (thermal, energy, structural, acoustic, environmental, etc.).

11. Project communication

Process in which the digital model is used to present the future project to people who are not necessarily used to interpreting plans (members of a jury, future occupants, ...). It helps to understand the project, and to the perception of interior and exterior spaces.

12. Project review

Process in which interested parties appropriate digital models for the validation of decisions during project design.

13. Conflict prevention

Process by which collision detection software is used in addition to other project review processes. The goal is to prevent conflicts between elements of one or more business models.

14. Simulation of the worksite progress

Process in which a 3D model is associated with a schedule. The time dimension is used to plan the execution phase of a renovation, construction or deconstruction project.

15. Simulation of the implementation (temporary works, etc.)

Process by which the digital model is used to design and anticipate the implementation of the site (modeling of temporary shoring, site installation, etc.)

16. Design of building systems

Process aimed at ensuring the synthesis and coordination of the construction methods of the different Corps of State by integrating their respective digital models.

17. Prefabrication

Process that uses digital models for the manufacture of construction materials or assemblies (prefabrication for sheet metal, pipe cutting, prototyping, assistance in the assembly of prefabricated parts, ...)

18. Support for (supply, orders, logistics stocks, etc.)

Process allowing to manage and anticipate the mobilization of the various resources, materials, equipment, men and techniques, necessary for the realization and the management of the work (management of purchases, control of the stock ...) by relying on a digital model (s)

19. Consolidation of digital models and documents

Process used to update the digital model and its documentation in order to obtain an “as-built” model of the structure (digital DOE, “vital card” of the structure, etc.)

20. Provisional maintenance plan

Process by which the functionalities of the building structure (walls, floors, roof, etc.) and the equipment in its service (mechanical, electrical, plumbing, etc.) are maintained throughout its operational life on the base a digital operating model.

21. Management of works and equipment

Process by which the building management and maintenance system (CMMS) is linked to an “as-built” BIM model of structures and equipment, in a bi-directional manner. The information is updated in the event of modification, and is used for operational management and preventive maintenance.
