The Paris BIM strategy Air2 Logistics: Digital Mockup, GEM, GTB, Data and Standards with Socotec and BIM in Motion
BIM teams from SOCOTEC, supported by their partner BIM in Motion, Have attended SEGRO in the implementation of a BIM strategy in Operations Management Maintenance (GEM). It is Paris Air2 Logistics, a logistics platform of 63 000 m², located in Gennevilliers. Delivered in December 2018, its construction was carried out with the BIM.
This project meets SEGRO Group's desire to manage the operation of all its sites in BIM mode. The Gennevilliers site is a pilot to draw up a very precise BIM GEM specification which will then be available on all 147 European sites of the group. It contains particulars on the data to be integrated during the BIM modeling of existing sites.
In order to be able to exploit the digital model in GEM mode, the first step was to check the reliability of the data from the Construction phase, to ensure that they correspond to the reality of the building and the needs ofexploiting.
All the future actors of the exploitation of the site then took part in theidentification of needs, in order to exploit the full potential of BIM in Exploitation Maintenance. The data present in the Digital Mock-Up-Maintenance Mockup will allow to implement a predictive maintenance ultimately, to manage the Technical Management of the Building (GTB) or to facilitate the consultation of the data provided in real time by all connected equipment. The collaboration of all the actors of the exploitation will be facilitated by the platform BIMData.io, which interface all of their tools. The data will also be available directly on the site thanks to the augmented reality.
ICMS / IPMS standards in the digital model
In a context of BIM development and innovation, SOCOTEC integrates global standards IPMS et ICMS to standardize measurement of internationally standardized construction costs, carried by the Royal Institution of Chartered Surveyors (RICS).
The integration of IPMS & ICMS international standards into the digital model makes it possible to compare the performance of real estate assets over the life cycle of the book. The integration of these classification methods (IPMS & ICMS) allows managers to compare the performance of their real estate assets via deliverables in BIM mode. Thus, these methods allow:
- A global cost approach for the best compromise in terms of optimal choice and overall efficiency of building management.
- A decision support tool to optimize costs during the life of the building thanks to the measures CAPEX et OPEX.
- Comparison of assets in acquisition, project and operation TDD / VDD, multi-domain diagnostics, asset valuation.
These standards allow better control of real estate assets and bring transparency in transactions as well.
